The Heirs Property Information Project provides legal, financial, federal, academic and other curated resources to help family landowners get the most out of their property now and in the future. We also work with heirs property researchers, service providers, policy makers, and others to help families protect their land.

If our property ownership isn't threatened, why should we hire an attorney to clear the title?

Congratulations on maintaining your family property! If your state has appropriate property rights protections (like the Uniform Partition of Heirs Property Act), clearing the title will allow your family to more easily lease the property, receive federal disaster or home repair support, use the property for collateral or business purposes, and better withstand threats to the property. If strong laws are in place, now is the time to get started so you'll be ready in case of a challenge or to take advantage of an opportunity!

Do I need an attorney?

In many cases, It can be helpful to consult an attorney to be sure and some will provide a consultation for free or very low cost.

The state Information Sourcesheets provide several options for finding attorneys. If your state or resource hasn't yet been included, please send your request. Most all family landowners can benefit from completing the Descendant Record Chart to track all the potential heirs of your property. The Heirs Property Information Project was founded by a family landowner, in response to the numerous requests for information she receives following her writing and speaking on the topic. The HPIP is initially focused on family landowners in states that have passed the Uniform Partition of Heirs Property Act and will expand as needed to include other states, research topics, and resources.
